LEED-certified commercial interiors project which included a complete remodel and build-out for the new offices of local architectural firm The Orcutt-Winslow Partnership. The 27,550 sf project included improvements to two floors (16th and 17th) of the existing 3003 North Central Avenue high-rise building with penetrations through the floor to unify the upper and lower levels. Scope of work included asbestos survey, demolition, framing and drywall, glass railings, custom metal fabrications, tile, obscure glass partitions, restroom renovations, glass elevator lobby, employee kitchen and break room, unique acoustical ceiling panels, exposed ductwork, specialty lighting packages, electrical, HVAC, specialty plumbing fixtures, fire alarm and fire sprinkler. Design-Phase services included budgeting, value engineering, LEED criteria consulting, scope reduction and lead time evaluation.
